Local conditions
Painting Renton Homes in the Pacific Northwest Climate
Renton wraps around the southern tip of Lake Washington, where the Cedar River runs through downtown and into the lake. Houses along the shoreline in Kennydale and lots that back onto the river corridor stay damp longer after a storm than homes farther from the water. On those properties, mildew tends to show up first on the shaded side, and peeling starts where water sits on horizontal trim and sills.
Up on the Highlands and the East Plateau, the exposure changes. Open lots catch more wind-driven rain and afternoon sun, so south and west walls chalk and fade sooner while the north side grows moss. Commercial buildings in the Valley face their own problem: older coatings on block and metal that need testing and cleaning before anything new will bond.
Exterior jobs land in the stretch from late spring to early fall, and the crew reads temperature and dew point before every coat. Interior jobs fit any month.
Why Choose Legacy Painting for Your Renton Project
Crews That Know the Terrain
Renton’s neighborhoods sit at different heights and distances from the water, and that changes how siding ages. Our estimators look at where your house sits, which walls take the weather, and how the lot drains before they write a single line of the scope.
Prep Sized to the Surface
A house from the 1940s and a townhome built last decade need different preparation. We scrape, sand, patch, and prime based on what the surface shows us, so the finish coat bonds to sound material instead of failing paint.
One Contact, Clear Schedule
Every job comes with a start date on paper and one named person to call. When a forecast forces an exterior reschedule, you hear about it from us first, and HOA and commercial clients get a phased schedule that keeps residents, tenants, and customers moving.
Coatings That Pay Their Way
Paint is the layer that keeps rain out of siding and sun off the trim. Choosing the right Sherwin-Williams or Benjamin Moore product for each surface means the next repaint comes later, and the wood underneath stays sound in the meantime.

How It Works
What to Expect: Our Process
01
Measure and Inspect
An estimator meets you in Renton, measures the areas to be painted, and checks every surface for mildew, soft wood, loose caulk, and old coatings. Repairs that need to happen first are noted on the spot.
02
Get It in Writing
We go over products, colors, and sheen, and talk through access for tenants, pets, or a busy household. You receive the full scope, price, and timeline on paper before a date is booked.
03
Prep, Then Paint
Floors, plants, and fixtures get covered, then the crew completes the surface prep, primes where needed, and lays down the finish in the product you picked. Nobody needs to stay home while the crew works.
04
Review Together
Once everything has cured, you and the crew lead walk each area together, mark any touch-ups, and check the result against the written scope.
Coverage
Our 3-Year Warranty, Licensed, Bonded, and Insured
Each Renton job includes our 3-year warranty on workmanship, and it pays for both labor and materials. Should our application peel or blister inside that period, a crew returns and puts it right free of charge, on houses, HOA properties, and commercial buildings alike.
Our crews work licensed, bonded, and insured. Copies of all three are yours to review ahead of the first day on site.

What Clients Are Saying
Discover why Renton residents trust us as their preferred painting contractor

Competent
The painting team from Legacy was very competent and responsive to our needs. The painting in particular was done very well and we are happy with the results. The team also made helpful and necessary suggestions on areas that we needed to do as part of prepping the wood, such as replacing some rotting deck surface boards. They were also very happy to do several touch-ups after the main painting was done. In general - it was a job well done.

Awesome
We had Legacy Painting do our handrails as the cats had made a mess of them. They were very careful & made sure to protect everything well. It took a day longer than I expected, but that's because they took their time to be sure everything was done right. They even did a very small touch up paint on the wall where a small spot (maybe half the size of a dime) had splattered. The railings look (& feel!) awesome! I would definitely recommend Legacy Painting!

Neighborhoods and corridors we cover
Coverage Map
Renton Service Area
We work across all of Renton. In the North District, that means Kennydale along the lake, the Highlands, and the East Plateau. In the Central District, it covers the City Center, the Cedar River corridor, and West Hill. To the south, our crews work in Talbot, the Valley, and Benson, including the commercial corridors along Benson and Cascade. We also paint in neighborhoods such as Maplewood, North Renton, Rolling Hills, and Victoria Hills.
From Coal Town to Jet Factory: Painting Renton's Growth
Renton began as a coal town. Erasmus Smithers platted the townsite in 1875, and mining along the Cedar River drew enough people for the city to incorporate in 1901. The rail car maker that became Pacific Car and Foundry moved to Renton in 1908, building rail cars and later tanks.
The biggest change came in 1941, when Boeing arrived to build B-29 bombers for the war effort. The population went from 4,488 in 1940 to 16,039 in 1950. Housing put up for war workers in the Highlands was meant to be temporary, but it became permanent homes, and the city annexed it after the war. Later annexations added Kennydale, Benson Hill, Earlington, and the Talbot Hill area. The plant still builds the 737, and surplus Boeing land in North Renton became The Landing.
That growth left Renton with houses from nearly every decade since the war. On homes built before 1978, our EPA Lead-Safe Certified crews follow lead-safe prep, and on newer siding we focus on caulk, trim, and moisture details.
Lake-facing homes in Kennydale, hillside lots on Talbot Hill, and HOA communities across the city each call for a different plan, and the Valley adds medical, retail, logistics, and light-industrial buildings that have to stay open while we work.
Crews leave from our Lynnwood shop (2031 196th Street Southwest) and head down I-405, which runs the length of the lake’s east side to Renton at its southern tip. That route also puts the I-405 and SR-167 interchange within easy reach for jobs in the South District.
The rest of our coverage map lives on the service areas page.
Do you paint the older wartime-era homes in the Renton Highlands?
Yes. Part of the Highlands began as war worker housing in the 1940s, so we check each home’s age before planning prep. Any home built before 1978 may have lead paint under the current layers, and our EPA Lead-Safe Certified crews contain and clean up scraping dust. We also check for soft trim and siding before priming.
Do Kennydale homes near Lake Washington need different prep than houses on the East Plateau?
Often they do. Lots close to the lake stay damp longer, so we usually spend more time on mildew treatment, caulking, and sealing end grain. Plateau homes tend to show more sun fading and wind-driven rain damage on exposed walls. The estimate reflects what your walls show, not a standard package.
Can you paint a commercial building in the Valley or Talbot area without closing it?
Yes. We work in phases, after hours or on weekends when the space requires it, so clinics, warehouses, and offices keep running. One project manager coordinates access, safety, and sequencing with your team, and we test older coatings on block or metal before choosing a primer that will bond.
How is the price for a Renton painting job worked out?
It comes from your property, not a rate sheet. Surface area, prep needs, number of coats, the paint line, and access all count, along with interior versus exterior scope. The calculators on our site produce a rough figure, and an estimator’s visit, which costs nothing, produces the real one.
How can I confirm Legacy Painting is licensed before we sign?
Request the paperwork and we will send it. Proof that our company is licensed, bonded, and insured reaches you ahead of any work. Boards often need it for vendor approval, and individual owners are entitled to the same copies.
What if the paint starts failing a year or two after you finish?
Call us, and we will come back. Labor and materials both fall under the 3-year warranty, so a failure traced to our work is fixed without a bill. Coverage terms are explained at the final walkthrough, and you can ask us to put them in writing with your project records.
Can you help us choose colors?
Legacy does not provide color consultation. For expert input, Legacy has partnered with a Sherwin-Williams color consultant, or any paint store can walk you through samples. After your palette is settled, we match a sheen and product to each surface.
Can you schedule interior painting during Renton's wet season?
Yes, interior work runs all year. Fall and winter are a practical time to repaint rooms, cabinets, and trim while exterior work waits for drier weather. We keep the house ventilated and use products that dry well indoors, so most rooms are back in use soon after we finish.

Renton Residential Interior Painting
Renton interiors range from postwar houses with decades of paint layers to newer homes with smooth drywall and builder-grade trim. We look at the walls first, then plan the patching, sanding, and primer each room needs. Furniture gets moved to the center and covered, floors are protected, and we keep a clean path through the house. Paint brand and sheen are your call, room by room. Indoor projects fit any month of the year, which makes them a good fit for the rainy season.
Renton Residential Exterior Painting
Siding near the lake and along the Cedar River holds moisture, so the first signs of failure there are usually flaking paint and green growth. Washing, scraping, mildew treatment, fresh caulk, and primer on exposed wood all happen ahead of the topcoat. Product choice follows the siding: cedar, fiber cement, and older lap siding each call for different primers. Exterior jobs go on the calendar for the drier half of the year, giving each coat warm, dry days to cure.
Renton Commercial Painting
Renton’s business districts include medical buildings, retail along Benson and Cascade, logistics space in the Valley, and offices near downtown. We schedule around operating hours, work in sections, and keep entrances and walkways safe and open. Older coatings on block, metal, and tilt-up walls are tested and cleaned before we choose a primer. Property owners get one project contact, written phasing, and documentation of our license and insurance before the work starts.
Renton Multi-Family Painting
Condo and townhome communities across Renton run on repaint cycles set by their boards, and many have a product or color named in their governing documents. Carrying two major paint brands makes matching that requirement straightforward in most cases. Phasing one building at a time leaves parking, entries, and shared spaces usable for residents. One project manager handles notices, schedules, and questions from the board or management company from start to finish.
Renton Cabinet Painting
Kitchen cabinets with solid boxes and a tired finish can be refinished in place of replacement. We pull every door and drawer front for degreasing, sanding, a bonding primer, and a sprayed topcoat. Boxes stay mounted and get their prep and paint in place, with counters and appliances masked off. Weather never holds up a cabinet job, even in the months when siding work is on hold.
Renton Trim and Millwork Painting
Trim shows every shortcut. Nail holes get filled, gaps caulked, and each coat lightly sanded before the next, with crisp edges at walls and floors, whether the job is original casings in an older Renton home or new baseboards in a recent remodel. Built-ins, stair rails, and wainscoting get the same care. Trim is often added to a wall repaint or cabinet job, and matched sheens make trim, walls, and cabinets look like they belong together.
Renton Deck and Fence Staining
Decks and fences near the lake and river stay wet after rain, so untreated boards turn gray first and soften later. After cleaning, the boards need several dry days before a penetrating stain soaks in, guarding the wood while still letting it breathe. Staining suits this climate better than a film-forming coat that can trap water and peel.
